$200K-$250K Tampa Homes Still the Most Popular

Ever since we started looking at the most popular Tampa home price ranges in the past few years, we have been noticing that the $ 200,000 to $ 249,999 Tampa homes are still the most popular among Tampa home buyers, based on the Market Report feature of My Florida Regional Multiple Listing Service.

Over the first 6 months of 2016, from Jan 1, 2016 to June 30, 2016, in each of the Tampa Bay counties of Hillsborough, Pinellas and Pasco, the $ 200,000 to $ 249,999 home price range was the most popular among 23 price ranges, from $ 29,999 & under to $ 1,000,000 & over, based on number of single-family homes sold within this 6-month period.

Here are the 3 most popular home price ranges in each of the 3 Tampa Bay counties, based on single-family homes sold:

Hillsborough Single-Family Homes Sold:
$ 200 – $ 249,999     1,488
$ 250 – $ 299,999     1,011
$ 180 – $ 199,999       709

Pinellas Single-Family Homes Sold:
$ 200,000 – $ 249,999      930
$ 250,000 – $ 299,999      725
$ 140,000 – $ 159,999      509

Pasco Single-Family Homes Sold:
$ 200,000 – $ 249,999      212
$ 120,000 – $ 139,999     148
$ 100,000 – $ 119,999     122

We also see that the second most popular price range is the same for both Hillsborough and Pinellas — the $ 250,000-$ 299,999 price range. In Pasco County, most of the single-family homes sold over the first-half of 2016 are located in West Pasco.

For condos, here are the most popular price ranges, based on number of condos sold over the first half of 2016:

$ 50,000 – 59,999      100
$ 120,000 – $ $ 139,999  96
$ 100,000 – $ 119,999  95

Pinellas Condos Sold:
$ 80,000 – $ 89,999    202
$ 70,000 – $ 79,999    193

Pasco Condos Sold:
$ 50,000 – $ 59,999      53
$ 40,000 – $ 49,999      52

In the condo market, the more popular price ranges are the lower ones. This is because real estate investors are maximizing their budgets, spending their funds on lower-priced properties. Investors are also always looking out for condos with good locations that they can rent out faster.

2. Sold for $ 6.4 million — 4-bedroom 5-bath 1-half-bath 8,933-sf home in Belleair Beach, Belleair Shores
3. Sold for $ 6.15 million — 5-bedroom 7-bath 1-half-bath 12,747-sf home in Belleair Beach, Belleair Shores

General Tampa Area

Today, Tampa is part of the metropolitan area most commonly referred to as the Tampa Bay Area. For U.S. Census purposes, Tampa is part of the Tampa-St. Petersburg-Clearwater, Florida Metropolitan Statistical Area. The four-county area is composed of roughly 2.9 million residents, making it the second largest metropolitan statistical area (MSA) in the state, and the fourth largest in the Southeastern United States, behind Miami, Washington, D.C. and Atlanta.[14] The Greater Tampa Bay area has over 4 million residents and generally includes the Tampa and Sarasota metro areas.

The city is divided into many neighborhoods, many of which were towns and unincorporated communities annexed by the growing city. Generally, the city is divided into the following areas: Downtown Tampa, New Tampa, West Tampa, East Tampa, North Tampa, and South Tampa. Well-known neighborhoods include Ybor City, Forest Hills, Ballast Point, Sulphur Springs, Seminole Heights, Tampa Heights, Palma Ceia, Hyde Park, Davis Islands, Tampa Palms, College Hill, and non-residential areas of Gary and the Westshore Business District.
